In Kuwait, a property enquiry rarely goes to one office. Someone sees a flat on Boshamlan or Instagram and messages three or four brokers at once, and the office that answers first with the price, the area and a viewing time usually gets the viewing. Most offices answer from each agent's personal phone, between viewings and behind the wheel. When the free app is enough

If your office has one or two agents and enquiries are manageable, the free WhatsApp Business app is enough: add a catalogue of current listings, an away message with viewing hours, quick replies for commission, documents and location, and labels for renting, buying and viewing booked. Move to the API when several agents share one number, when new listings should reach opted-in seekers on their own, or when ad enquiries arrive faster than anyone can answer.

One office number instead of every agent's personal phone

Most offices run on agents' personal WhatsApp, which means the client belongs to the phone, not the office. In a shared inbox, each chat is assigned to one agent by area or property type, notes stay on the chat, and a manager can see who is still waiting. When an agent is out on a viewing, a colleague picks up. When an agent leaves, the history stays with you.

Seekers who went quiet, and landlords from last year

A family that viewed three flats and stopped replying hasn't necessarily found one. If they agreed to hear from you, check in 30, 60 and 90 days later, each time with one new listing that matches what they asked for, not a general list. Landlords count too: an owner whose unit you let last year may want it re-let or sold. After the third message with no reply, stop.

Your commercial licence for Meta's business verification, the office number you want clients to keep, the office name exactly as it should appear, which agent covers which areas, and the questions you answer all day — commission, documents, availability. Verification is the step that waits longest; we write the viewing flow and first templates while it runs. If the number is already on the WhatsApp Business app, coexistence may let you keep using the app on it.

How to tell whether it's paying off

Count four things for a month before and after: how long the first reply takes, how many enquiries become a booked viewing, how many viewings end in a no-show, and how many clients come back or refer someone. For an office, the second number is the one to watch, because the viewing is where deals start. Open rates and message counts tell you nothing.

Can we send new listings to all our contacts and groups through the API?
Only to people who agreed to hear from you. Keep your broker groups on the app. Through the API, listings go one to one, and bulk messages to numbers that never opted in get blocked and reported, which restricts your number. Build the list from enquiries instead: ask each seeker which area and budget they want and whether they'd like alerts, then send only matches.
Our agents each use their own WhatsApp. Do they have to give that up?
They keep their personal numbers for personal use. Client conversations move to the office number in a shared inbox, where each agent sees the chats assigned to them on their phone or laptop. Clients get a number that doesn't change, prices stay consistent, and the office keeps the history when an agent moves on.
Can an AI agent answer property enquiries?
For availability, area, price range, viewing times and the documents a tenant needs, yes — Meta allows AI that serves your own customers. Keep it to listings you actually have, and have it hand over to an agent for negotiation, contracts, and anything about money beyond the listed price.
